Your buildings insurance policy is a legal contract between you and Ocaso, and is based on the information you provide to Ocaso when you apply for the insurance. The policy wording, schedule and endorsements should be read together as one contract.
Ocaso provide insurance against loss, damage or injury which may occur during the Period of Insurance in accordance with the sections specified in the schedule subject to the exclusions, conditions and endorsements of the policy wording. Ocaso have discretion following a claim to make payment in money or effect necessary repair, replacement or reinstatement.
As a council leaseholder it is important that you ensure you're familiar with the terms and conditions of your household buildings insurance policy, which you can view in the General Conditions of your policy [178KB].
All claims for compensation should be made within ninety days of the relevant incident. Claims should be made by telephone to Davies Managed Systems, the company which handles the claims process on behalf of Ocaso.

These are the conditions you will need to keep to as your part of the contract. If anything happens which might lead to a claim, what you must do depends on what has happened.
The sooner you tell Ocaso, the better. If we have not heard from you within 90 days we may not consider your claim.

Ocaso may need to get into a building that has been damaged to save anything and to make sure no more damage happens. You must help them to do this but you must not leave your property with them, as their responsibility.
You must not admit, settle, reject, negotiate or promise to pay any claim without our written permission. Ocaso will not unreasonably hold back their permission.

If you claim under your policy for something which is also covered by another insurance policy, Ocaso will only pay their share of the claim. You must provide Ocaso with full details of the other insurance policy.
If you decide to sub-let your property, this will affect the accidental damage cover for your property. If your property remains unoccupied for a period of more than thirty days your insurance will no longer cover any claims for loss or damage.
It is very important that we have the correct contact details for your property, for both insurance purposes and to ensure that we can gain access in the case of emergency. Early access may avoid unnecessary damage.
