Land Charges

When you buy a house or land there are a number of checks to make sure there are no problems with the property that would result in a charge being sought from yourself as the owner.

  • Enquiries regarding searches on Ground Leases are usually received by solicitors acting for potential purchasers and remortgaging companies.
  • When you buy a house, your solicitor will make a search of the council's records to ensure there are no hidden surprises, such as motorways at the bottom of your garden or outstanding Notices requiring you to take action to remedy an earlier wrongdoing.
  • A personal search is an inspection of the Local Land Charges Register. This can be carried out free of charge by anyone, but is usually carried out by private personal search companies/agencies.
