Planned maintenance and replacement

In addition to carrying out day to day repairs, we have an ongoing planned maintenance works programme to make sure that our buildings stay in good repair and condition. This can include works such as:

  • Kitchen and bathroom improvements
  • Roofing
  • Replacing and maintaining windows and doors
  • Door entry systems
  • Lifts
  • Cyclical Decorations

Planned works are carried out as part of programmes which means we target multiple homes in the same area or that have the same issue. This is more cost effective for the Council so we can improve more homes.

We look at the condition of each home and what it has inside to help plan repairs in the future. We keep a record of all the homes so we know when repairs or upgrades might be needed later on.

We are committed to improving the condition of our properties and run programmes that means some properties will benefit from improvements before others. This year we plan to deliver:

  • Approx. 200 kitchens
  • Approx. 200 bathrooms
  • Approx. 800 Windows
  • Approx. 155 Roofs
  • Approx. 400 upgraded smoke detector systems

What we replace (Replacement programmes)

Our replacement programmes identify items within your home that might require replacement after reaching its life expectancy. At this point inspections are made to confirm what is required. Different areas of your home have longer life expectancies as you can see below:

Arranging a visit to carry out surveys or work

We will contact you to arrange a time which suits you to carry out the survey. Please help us by allowing access to your home. We will consult you before any work is carried out to your home, block or estate. Our contractor's Customer Care Officers will be your first point of contact for this and will be able to help with any questions you may have. 

Once the work has been completed, we will ask you to complete a satisfaction survey so that you can tell us what went well and what could be improved.
