Planned maintenance and replacement
In addition to carrying out day to day repairs, we have an ongoing planned maintenance works programme to make sure that our buildings stay in good repair and condition. This can include works such as:
- Kitchen and bathroom improvements
- Roofing
- Replacing and maintaining windows and doors
- Door entry systems
- Lifts
- Cyclical Decorations
Planned works are not typically completed on just one property at a time, they are carried out as part of programmes which means we target multiple homes in the same area or that have the same issue.
Welwyn Hatfield Council will periodically survey dwellings for the purposes of planning maintenance. This will include carrying out an inspection of property condition and attributes to facilitate life cycle costing. Welwyn Hatfield Council will maintain a stock condition database, which will allow predictions of future repair and investment needs.
We are committed to improving the condition of our properties and run a programme that means some properties will benefit from improvements before others. This year we plan to deliver:
- Approx. 550 kitchens
- Approx. 450 bathrooms
- Approx. 800 Windows
- Approx. 500 Roofs
In the year April 24 – April 25, we have also delivered:
- Window Replacements to 917 properties
- The replacement of 1834 doors
- Works to 213 roofs
- 458 Kitchens
- 376 Bathrooms
We have a number of contractors used to deliver planned works within the borough, including:
- Novus
- Equans
- Gracelands
- Highview
- CWG
- Morgan Sindall
What we replace (Replacement programmes)
Our replacement programmes identify areas within your home that require replacement after reaching its current life expectancy. Different areas of your home have longer life expectancies as you can see below:
Property area | Life expectancy |
---|---|
Boiler | 15 years |
Kitchen suite | 20 years |
Bathroom suite | 30 years |
Electrics (rewires) | 30 years |
Windows and doors | 30 years |
Arranging a visit to carry out surveys or work
We will contact you to arrange a time which suits you to carry out the survey. Please help us by allowing access to your home. We will consult you before any work is carried out to your home, block or estate. Our contractor's Customer Care Officers will be your first point of contact for this and will be able to help with any questions you may have.
Once the work has been completed, we will ask you to complete a satisfaction survey so that you can tell us how we did and areas we need to improve on.
