3n Environmental Statement

Required for developments that: are listed under Schedule 1 and may be required for developments defined within Schedule 2 of The Town and Country Planning (Environmental Impact Assessment) Regulations 2017.

You should request a screening opinion before submitting a planning application if the development might meet or exceed the thresholds within Schedule 2 on its own or cumulatively with other development to determine if an EIA is required. Other developments below this threshold may also require a screening opinion. Further guidance is provided within the National Planning Policy Guidance.

The Regulations provide a list of matters to be considered for inclusion in the Environmental Statement and require the developer to describe the likely significant effects of a development on the environment and to set out the proposed mitigation measures.

Where an EIA is required, this should be in the form set out in Schedule 4 of the Regulations.
