National Standards and Guidance
Regulatory Standards – Regulator of Social Housing Safety and Quality Standard:
- Repairs and maintenance
- Registered providers must take all reasonable steps to ensure the health and safety of tenants in their homes and associated communal areas.
- Registered providers must provide an effective, efficient and timely repairs, maintenance and planned improvements service for the homes and communal areas for which they are responsible.
- Registered providers must set timescales for the completion of repairs, maintenance and planned improvements, clearly communicate them to tenants and take appropriate steps to deliver to them.
- Registered providers must keep tenants informed about repairs, maintenance and planned improvements to their homes with clear and timely communication.

Outcomes for Residents
- Will have their individual circumstances taken into account when we determine whether there is a significant or an emergency hazard.
- Will be provided with clear information about how to manage damp and mould in their home.
- Will be told the outcome of any damp and mould investigation and its conclusion, within three working days of completing the investigation.
- Council housing tenants, will receive appropriate payments, in line with our decant policy, if they need to move out of their home whilst work is undertaken.
- Where we cannot initially determine the extent of, or underlying cause of damp and mould we will complete the investigation as soon as practicable.
- We will complete the relevant safety work within 5 working days of the investigation where there is a significant hazard.
- We will complete the relevant safety work within 24 hours of the investigation where there is an emergency hazard.
