Programme

19.1    We aim to inspect at least 15% of general needs homes annually. The annual programme will be based on insights and service priorities to help ensure tenancy sustainability. New tenancies that have had a six-week visit in the last three years will be in group three.

Priority

Description

1 – High Risk

  • Tenancies that have not reported a repair within the last 12 months
  • Tenancies that have not had any contact with the Housing Department within the last 12 months
  • Persistent no access for compliance inspections
  • Tenancies identified by the Neighbourhood Housing Officer for example known vulnerabilities
  • Tenancies that have not had agreed access for the annual gas safety inspections or electrical safety checks
  • New tenancies

2 – Medium Risk

  • Mutual Exchange
  • Change of tenancies including successions

3 – Low Risk

  • Last tenancy audit or new tenancy visit more than 3 years ago
